Osgoode Properties Limited, a leader in rental property management, has an opening for full-time permanent Building Manager in Kingston. Reporting to the Property Manager, the Building Manager is responsible to oversee the day-to-day operation of a multi-residential rental complex.
As an energetic and career-minded individual, you are responsible for:
Supervising the site maintenance staff in the completion of their assigned duties
Receiving resident requests and addressing their needs
Ensuring the maintenance and cleanliness of the building is maintained to high standards
Showing and leasing of suites
Leasing application due diligence and approval
Administering all lease and renewal documentation
Overseeing leasing and administration staff as assigned to the building
Collecting rent and following-up on arrears
Maintaining building records within the company database (ledgers, deposits, leases)
Maintains occupancy, income levels and expense controls in accordance with budget requirements
Inspecting the condition of suites to determine required maintenance work for turnover
Overseeing the timed and planned preparation of vacated suites by staff and outside contractors to ensure show-ready condition
Ensuring contractors and staff comply with all applicable legislation including but not limited to Occupational Health and Safety, Fire Safety Regulations
Identifying maintenance issues and addressing these within budget
Ensuring all corporate standards and policies for staff, residents and building are maintained
Producing reports and maintaining records
Requirements:
College diploma in Business Administration or relevant field of study
3 to 5 years’ experience in property management, office administration, leasing or customer service
Knowledge of current laws and legislation pertaining to the Residential Tenancies Act
Strong organizational skills
Ability to manage multiple assignments and deadlines
Excellent oral and written communication skills in English (French is an asset)
Proactive communication with tenants and prospective tenants
Ability to solve problems in a professional manner
Capacity to deal with sensitive issues
Excellent customer service
Proficiency using MS Office Suite (Outlook, Word, Excel)
Experience using Yardi or a similar database
Keeps current knowledge on practices in the market and other buildings in the area
Ability to work independently and in a team environment
Good conflict-resolution skills, ability to deal patiently, tactfully and effectively with emotionally charged situations and a client base with diverse cultural, educational and socio-economic backgrounds
Displays a positive work attitude and is enthusiastic
